The technical check concerns the building and land itself: planning legality, consistency with permit, unauthorized constructions, and compliance with building terms. The legal check concerns the property's legal identity on paper: owner identity, liens (mortgages, seizures, claims), and contract order. A safe transfer usually needs both checks because one complements the other.
Can I order only one of the two services?
Yes. Legal and technical checks are also available separately at 700€ each. The full package at 1,200€ offers 200€ savings and a coordinated process.
